Dear Prospective Curragh Downs Homeowner:

The Curragh Downs community was established as a unique, active and vibrant community
featuring larger lots, horse trails, and custom street lights, all located adjacent to the American
River Parkway. Many of the original homeowners still live in Curragh Downs because
they value this uniqueness. This may be a factor in why you are considering purchasing a
home here.

To assure that the Curragh Downs neighborhood would remain a unique community,
Convents, Conditions and Restrictions (CC&Rs) were developed to facilitate a sense of
community, and are an important part of maintaining harmony and home values within the
community. To assure that these CC&Rs were followed, a Home Owners Association (HOA)
was established and staffed by elected volunteers from within the community.

In the past, there have been instances where homeowners have moved into our community
without carefully reading the CC&Rs resulting in some rare instances where non-compliance
with the CC&Rs was enforced through the legal process. The Curragh Downs HOA therefore
strongly encourages all prospective homeowners to read the CC&Rs carefully before
purchasing a home in Curragh Downs to make sure your intended use of the home is not in
conflict with the CC&Rs. All prospective homeowners should know that the HOA actively
enforces these CC&Rs to assure our community remains a desirable place for new and
existing homeowners.
